| @Ishita thanks for your response and its great to know that Issuu is in the works. I really do like the way they make the digital magazines look and feel like a real one on the browser. They also do have some analytics, sharing options and allow audio/video integration that you will find useful. (now I feel like I am advertising their product - LOL. I just previously did some research to find out which platform might be best to launch my own free magazine in the nearest future).All in all, I was just trying to get from you if there is something different about Scrib's functionality that made you start off with them and you answered it, thanks. I am curious, you choose to use Scrib instead of Issuu for publishing your magazine, I am curious as to why? I am actually a fan of Scrib for documents and think Issue is better for magazine type content. | @David, Instead of buckets you can say "spokes in a bicycle wheel", because the more spokes (streams of income) on the wheel the more balanced and firm the drive. The less spokes, the more likely the wheel will not be able to drive properly and get you to your goals. | |

| @Jen_nifer1 thanks for asking your question, now here is the situation and please correct me if I am wrong. I take it that you filed a Bankruptcy (BK) Chapter 13 and you are on some sort of payment plan right? The whole idea is that you are meant to send payments to the court appointed trustee who takes your payment and sends to all the creditors listed on the payment plan. Once you default on the BK plan, your mortgage lender will file a "Motion For Relief Of Stay" with the court to get the property out of BK and then if they get it, they will continue from which ever point they were at before you filed the BK. So in essence the MD foreclosure law will still apply but the lender will continue from where they stopped not from the beginning.###Disclaimer: Please note I am not an attorney, just stating my opinion and if you need to get legal advice please seek one.### | |

| @Roger your point is also valid too. My reason for creating this blog post is to make the conversation about "what are the solutions to the problem?". We can choose to blame the homeowners, the lenders, the government, Wallstreet and all others. At the end of the day the reality is that if one is to move forward with life based on the credit system here in the US, the homeowners need real estate agents who know how to negotiate short sales to help them get their house sold. The negative effects to their credit when they do a short sale is way less than a foreclosure and not only that within 2 years after the short sale once they are back on their feet financially they can get a decent mortgage, compare that with a foreclosure where they might not get a decent mortgage 5-7 years after. I really am of the mindset that we all should focus on the solutions, I am sure you will agree! | |

| @Joey you made some valid points; the issue here is that the person faced with the situation of strategically defaulting has the ability to pay but is making the choice to walk away because of loss of value. I am saying that walking away equals a foreclosure which is disastrous to that person's credit. My point is they should instead opt for a strategic short sale which is not as bad for the credit but be advised that the lender might ask for some money at closing or a promissory note. It now becomes the duty of the real estate agent to negotiate with the lender on behalf of the seller which option is best for them and to negotiate the terms. | |

| You can avoid the hassle, headaches and pain brought about by foreclosure altogether by selling your property as a short sale. This is when a lender agrees to take a short payoff (discount) on what is owed to them mostly due to the fact that property values have fallen and also because the borrower is in a bad financial shape. At least with Disqus one can get some additional insight on any registered user who leaves a comment, for instance when you click on the picture of the commenter and then click on the profile link you can get to see all the sites within the Disqus system that they have left comments recently. | |

It was a worthwhile read and what stood out for me was the recommendation of using the Action Comment plugin. I use the Disqus commenting tool too and I am wondering how action comments will integrate with it? | |

| Another point here in line with what the guest is saying about print is that some people will never be that comfortable going online and entering their information into web forms. They much rather call up someone and have their question answered. My take away is to continuously market on different trackable mediums including print and as time goes on, drop off those mediums with poor results while doubling effort on those that work. Also remember to replace those mediums you dropped with new trackable ones. | |

| I agree with your point and I want to make the point clear that Bad things Happen to Good people and when they do, it takes all of us all trying to find a solution out of the problem. In this case short sales are the best solution for distressed homeowners. | |

| I think finding ones niche is very important because it helps to make you unique and stand out from the competition (in my view the folks who I can potentially collaborate with).Also by finding a niche, it allows you to zoom in and understand the needs of your clients, what they are looking for and that gives you a better platform to use to provide the solution(s) that they are looking for. | |
